Umbriana is everything it was advertised to be and more. My direct communications with the owner assured me that I was not going to be disappointed in my choice. Karen was responsive, helpful and there were no hidden costs or surprises. Her directions were clear and when we reached the property, it was more than we had dared to hope. Her fabulous housekeeper, Triestina, was there to greet us and we had arranged for her prepare our dinner that first night. As I glanced at the kitchen counter, I could tell we were in for a treat! Everything was fresh, vegetables and herbs from her garden, fresh pasta, fabulous mozzarella and chicken that needed nothing but a fork to cut. Our first night was Magic, ten of us sitting outside under the pergola being served fabulous food by the sweetest woman in Italy. We were all speechless....pretty amazing for our group. When Triestina left, the kitchen was spotless. The house is beautiful, comfortable and unbelievably well equipped. We needed nothing, everything was there. The gardens are beyond beautiful and the pool area brought hours of pleasure to young and old alike. In the evening we would sit outside near the pool and watch as the children chased fireflies. Karen provides an informative binder with everything you could wish to know about the house and the area. There are restaurant recommendations which were terrific and we followed them and were not disappointed. The proximity of the house to the Umbrian hill towns is perfect. Within a ninety minute drive are: Assisi, Spoleto, Deruta, Perugia, Todi (a few miles away) just to name a few. We visited all of of those mentioned, as well as a beautiful mountain lake resort called Lake Trasimeno. We came from the San Francisco Bay Area and it was worth every dollar we spent. Our goal is to return in a few years and visit this magic place again. You will not be disappointed.

We had a wonderful stay at this lovely, comfortable house, which has everything you could wish for to enjoy a thoroughly relaxing holiday with the benefits of fascinating cultural destinations close at hand. The surrounding countryside is beautiful and the house is only a short drive from Todi, a lovely town with many interesting buildings and good restaurants. Don't forget to try the wonderful Triestinas home cooking though!

We would definitely rent this property. It was very easy to rent and the description listing was accurate. it was very clean and well-maintained and the owner was a joy to rent from. Very friendly and very helpful. I would definited recommend this property. we enjoyed the surrounding areas and the owner gave us lots of details about restaurants and nearby towns.

Our stay at Umbriana was fantastic, and the house was even more beautiful than we expected. There was plenty of room for our group of 10, and the house was as comfortable as it was charming. The kitchen and bathrooms were very functional and well appointed, but still had the same beauty and elegance of the rest of the house. The pool was amazing and was enjoyed all week long by our kids. Among the best things about the house were the amazing views - you can imagine many of them as postcards. As described, the trip to many Umbrian hill towns is very manageable, and Todi is very nearby and was fantastic as well. I would highly recommend Umbriana for any group looking for an authentic experience in a quiet and beautiful setting.
